Rental Agreement

Thank you for booking Ohio Street Retreat in Prairie du Chien! We look forward to your stay. Below is our Rental Agreement. This needs to be reviewed prior to your stay.

There should be no use or occupancy of the Premises other by the Renter(s) Party nor shall the Renter(s) Party use or occupy or permit the Premises or any part thereof to be used or occupied for any unlawful, illegal, immoral or hazardous purposes. Should renter(s) have more overnight occupants than on reservation, Renter(s) agree(s) to pay an extra $50 per person per night for those not included in original booking. Verify that you have the correct number of guests in your reservation. Up to 2 dogs are allowed at Premises, with a $25 pet fee. Should the pet fee not be paid prior to arrival, Renter(s) agree to pay $100 for late pet fee.

Owner makes no representation or warranties whatsoever concerning the nature, condition or contents of the Premises other than as specified in the description on the rental website. Renter(s) and the Renter(s) party acknowledge and agree that lost or stolen personal items are not the responsibility of the Owner. Renter(s) will be given a code for the front door the day of check-in and will be solely responsible for locking the home and the safekeeping of personal items during their visit. Any damages, to the Premises or its contents during the occupancy period caused through Renter(s) or the Renter(s) Party's actions or negligence are the responsibility of Renter(s).

Renter(s) & all members of the Renter(s) Party shall hold Owner harmless from all claims or causes of action arising from the rental and occupancy of the residence. Participating in any activity while at the Premises is voluntary and performed at Renter(s) risk. Renter(s) and the Renter(s) Party agree to release, discharge and hold harmless the Owner from any/all liability for loss, damages, costs and expenses (including attorney's fees), claims, suits and demands, arising from any accident, injury, loss (personal or physical) or damage whatsoever, during Renter(s) and the Renter(s) Party's stay at the Premises. Renter(s) and the Renter(s) Party agree to waive any right to bring a legal action arising out of or relating to participation by them in any activities or use of the equipment, facilities or any services provided. This waiver includes, but is not limited to, use of all equipment, recreational facilities, pool, hot tub, residential areas, driveway and sidewalk/paths. Renter(s) and Renter(s) Party agree to release, discharge and hold harmless the Owner from any/all liability to any injury or illness to pets brought on Premises.

Owner is not responsible for any loss of electricity or internet due to power outages resulting from weather or operational problems or for trip cancellations due to weather or personal circumstances.

Trip insurance is recommended for family or weather emergencies. You can purchase trip insurance through www.insuremytrip.com.

Renter(s) and Renter(s) Party understand that should an amenity (pool, hot tub, massage chair) not be in working order during their stay, there will be no refund. Should an amenity be out of order prior to stay, Owner will notify guest.

Renter(s) and Renter(s) Party agree to not smoke or vape inside Premises. Should Renter(s) or Renter(s) party smoke or vape in property, they agree to pay a $250 cleaning fee.

The Renter(s) and Renter(s) Party acknowledge the presence of security cameras outside the Premises and agree not to interfere with them.

Renter(s) and Renter(s) Party agree to abide by the following house rules:

1-Check-in 3PM

2-Check-out 11AM

2-Guests are responsible for their pets at all times. There is a dog run provided outside.

3-Clean up after your pet, nobody likes to step in the “land mines.”

4-Pets should not be allowed on the beds

5-No more than 6 overnight guests

6-No more than 20 people visiting at a time

7-No glitter

8-No glass, alcohol nor pets in the pool or hot tub

9-Gas grill is supplied, however if the propane is out, it is your responsibility to fill

10-Guests are responsible for their children at all times

11-Follow the check-out checklist provided in the binder on Premises
